No Home is Perfect!
Building a home is a big undertaking! Our team does its’ very best to make sure your home is in tip-top, perfect shape once it is complete. However, we know we can’t find every last item that may have an issue, even though we try our hardest! Once you move in and begin to get settled, you will inevitably find a little something that could be improved. It’s very common to find a cabinet drawer or door that doesn’t shut perfectly, or a transition strip that may need a little extra glue. These things happen and there’s no reason to worry! We have a great warranty program to ensure that these things are handled even if you don’t catch it before you move in to your home.
Who is RWC?
Residential Warranty Company (RWC) is a third party warranty company that Joyner Homes uses to ensure that your new home is protected from certain issues that may arise. As one of the nation’s oldest and largest providers of written insured new home warranties, RWC provides homeowners with a strong foundation of security for their home.
RWC does NOT have an open door policy when it comes to Membership. Not every Builder is able to attain Membership the way Joyner Homes has done. Potential Members are examined for financial stability, customer satisfaction and technical competence. As an RWC Member, we agree to comply with specific construction standards in order to have our homes warranted by them.
Our assurance to you is that Joyner Homes is committed to standing behind our homes and providing you with peace of mind long after the sale.
Why a 3rd Party Warranty Company?
The RWC Customized State Warranty on your home identifies what is warranted, what is excluded and the duration of the Warranty. All of these items are carefully laid out in the Warranty book from RWC.
The good news for homeowners is that Joyner Homes will still administer all of the warranty requests on the homes they build. Local service by our construction team ensures that your issues will be handled swiftly and proficiently. In the case of a dispute, RWC is there as a third party to mediate any conflicts.
What’s covered?
Here is the specific language that describes the warranty coverage we provide…
- During the two (2) year period beginning on the warranty date, Home will be free from defects caused by faulty workmanship or defective materials; and
- During the two (2) year period beginning on the warranty date, Home will be free from defects caused by faulty installation of:
- plumbing;
- electrical;
- heating;
- cooling; or
- ventilating; systems exclusive of fixtures, appliances, or items of equipment; and
- During the four (4) year period beginning on the warranty date, Home will be free from defects caused by faulty workmanship or defective material in the roof or roof systems of Home; and
- During the ten (10) year period beginning on the warranty date, Home will be free from major structural defects.
The Warranty identifies which parts of a home are warranted, and the criteria for establishing a structural defect. Your Warranty book spells out who is responsible for warranted repairs, defines basic terms that are important for you to know, and describes the process you will use if you think you have a warranted problem in your home.
Note that the Warranty is “limited” which means you are responsible for maintaining your home, from changing light bulbs to maintaining proper drainage patterns. Once you receive the Warranty book, it’s important to review it to see specifically what is covered and what is not.
Value to You, the Homeowner
Resale Value
Your Joyner Home is warranted for two years as shown on the front cover of your Warranty book. If you sell your home during that term, the balance of the warranty transfers automatically to the next buyer. That transferable home warranty is an excellent marketing tool if you decide to offer your home for sale to prospective buyers.
Protection
When Joyner Homes chose RWC as our warranty provider, we made the decision to provide you with a written and insured commitment that your home will be free from specified defects. Your RWC warranty is independently written and administered and remains in place for Indiana’s term years, regardless of what the future holds for Joyner Homes. (Don’t worry! We’re not going anywhere!)
Expert Second Opinion
Even with a written warranty, misunderstandings may arise. If you disagree with us on whether or not something should be considered a defect, the limited warranty can be a valuable “measuring stick” for evaluating the issues. The warranty standards included are based on accepted industry practices and RWC is there as an independent 3rd party to help sort out any issues.
