If you’ve been exploring the idea of building a new home, you’ve probably seen the term “proposed build” pop up in online listings. At Joyner Homes, we’re partnering with local realtors to create more of these this year—and for good reason. A proposed build highlights available land or lots and shows the type of home that could be built there, along with an approximate price range. While the final cost will vary depending on your selections, lifestyle needs, and specifications of the land, these listings give you a starting point on price and ideas for a home design that might work for you.

So, what exactly is a “proposed build,” and why might it be the right path for you? Let’s take a closer look.

What is a Proposed Build?

A proposed build is a listing that represents a house we could build on a specific piece of land or lot. Instead of showcasing a finished, move-in-ready home, it gives you a preview of what could be built—complete with floor plans, features, and price estimates. Check out all of our current proposed builds HERE – and scroll to the bottom to see the full list.

Think of it as a vision: the land is available, and we’ve already done the homework to match it with a home design that fits the lot and neighborhood requirements. This makes it easier for buyers to picture the possibilities, rather than trying to imagine them from an empty lot.

Why Consider a Proposed Build?

Proposed builds are helpful for both buyers and sellers:

- Estimated Pricing: Seeing the price as a whole (lot + home) gives you an idea early on if the build might work for your budget.  The nice thing is, if for some reason, the home that is listed doesn't work for you, we have many other options to choose from!  Our New Home Specialists are great at finding the right home for your needs and can work up new pricing easily.

- Time Savings: You don't have to start the process from scratch. You can move forward with the proposed plan–or use it as a jumping-off point for your custom design.

- Neighborhood Fit: Our team does our best to make sure that proposed builds meet the requirements of the community (like HOA standards), so you know it's a great match.

We carefully select the homes we propose based on lot size, neighborhood character, and what today’s homeowners are seeking. Our goal is to spark inspiration and build confidence, whether you choose the exact plan or personalize it to make it uniquely yours.

Our Partnership with Local Realtors

We’re growing our proposed build opportunities by partnering with local realtors throughout our buildable region. Realtors play a key role in identifying available land and highlighting the potential of building a custom home there. Together, we offer buyers more options, more confidence, and a clearer path to the right lot and home. These partnerships also benefit sellers by showcasing their land in a more compelling way—complete with a vision of what could be built.
