One of the most common questions we hear at Joyner Homes is: How long does it take to build a custom home? While every home is unique, our streamlined process allows us to provide a general timeline that sets us apart from other custom home builders. The short answer? On average, building a Joyner Home takes about a year from start to finish. However, factors like design selections, site preparation, and even the weather can impact the timeline.
BREAKING DOWN THE TIMELINE
Pre-Construction: 2–3 Months
Before we even break ground, there’s a lot of behind-the-scenes work to set your home up for success. This phase includes:
∙ Finalizing your floor plan ➞ If you select one of our 23 customizable floor plans, this step moves quickly. Prefer a fully custom design-build? This process takes a bit longer as you work closely with our architectural specialists to create a home tailored to your vision.
∙ Making your design selections ➞ From cabinetry and light fixtures to flooring, every detail is thoughtfully selected to reflect your style. Our Design Specialists guide you through the process, helping you make most of your design choices before construction even begins. This proactive approach keeps everything within budget and reduces the stress of last-minute decisions, making for a smoother, more enjoyable home-building experience!
∙ Site prep & permits ➞ The timeline for this depends on your lot, utility hookups, and any additional preparations needed before construction begins.
Construction: 6–8 Months
Once everything is in place, the fun part begins—building your dream home! This stage includes:
✔ Laying the foundation
✔ Framing, roofing, and exterior work
✔ Installing plumbing, electrical, and HVAC
✔ Drywall, flooring, cabinetry, and final finishes
A fully custom design-build home may take a few extra months compared to building a Joyner Homes floor plan, as it involves additional time for architecture and design.
What Can Affect Your Timeline?
While we strive to follow our estimated timeline and schedule, certain factors can either extend or shorten the process, including:
∙ Site conditions ➞ Some lots require extra preparation, such as tree removal or grading.
∙ Design & approval speed ➞ The sooner selections are finalized, the sooner we can start building.
∙ Weather delays ➞ Rain and freezing temperatures can impact exterior work.
∙ Material availability ➞ While we work to keep projects on track, occasional supply chain issues can affect specific selections.
